As a co-founder of South Coast Commercial, Inc. and founding member of our sister company, North Coast Commercial, Inc., Kevin Hemstreet (DRE# 01490629) has been an integral player on our team from the very beginning. Prior to forming South Coast Commercial, Inc. in 2007, Kevin was a tour de force in real estate, spending 18 years as a regional manager and working as a top-producing sales manager at two Fortune 500 companies.
Today, he continues to apply his skills and expertise as our Senior Vice President and Managing Principal. Kevin brings not only extensive experience to the team, but also exceptionally strong communication skills and an understanding of how to effectively lead others to produce real results. In addition to his leadership role, Kevin also oversees daily operations and management of over 2,000 multifamily and commercial assets throughout California. With over one billion dollars in sales of investment property over the past twenty years, his track record speaks for itself.
Kevin takes a progressive sales approach that melds a unique style of asset management with a solid emphasis on portfolio development. A nationally recognized expert in the single-tenant triple-net arena, he’s an invaluable resource for those who wish to invest in real estate without actively managing a property. He is also skilled at crafting individualized 1031 exchange packages, which take into account provisions in the tax law to increase cash flow, optimize tax shelter opportunities, and create tremendous wealth for his clients.
Kevin is a member of the local San Diego chapter of the Certified Commercial Investment Member (CCIM) organization, a national body that certifies recognized experts in the disciplines of commercial and investment real estate. He is also a member of the Urban Land Institute (ULI), which provides leadership in responsible use of land and creating sustainable communities worldwide.
In his free time, Kevin loves to go backpacking and sports fishing. He has a passion for travel and has also been known to play to SRO crowds as percussionist in a local band.
Kasia Wojtunik graduated from the University of California, Santa Barbara with a Bachelor Degree in Law and Society. She continued her education at John F. Kennedy University to receive her M.B.A. with an emphasis in Entrepreneurship. Kasia also received her Certificate in Real Estate in 2011. She has decided to focus her career in multifamily investment properties where she enjoys helping her clients throughout the Bay Area.
Jake (DRE# 01914043) joined North Coast Commercial in 2015 as an Associate, where he uses his in-depth knowledge of the Sacramento rental market to maximize value for both his buyers and sellers.
Prior to joining North Coast Commercial, Jake was a Senior Property Manager for Homepointe Property Management. Specializing in single family property management, he was adept at creating maximum value for his owners through effective marketing and advertising of their vacant units. Jake also worked for renowned Superior Court Receiver J. Benjamin McGrew at Managewest, Inc., where he was responsible for the day-to-day operations of 45+ Receivership and Bankruptcy Trusteeship cases. These cases amounted to 1.8 million square feet of commercial space and over 500 multi-family units.

Before joining North Coast Commercial in 2018, Phil spent 10 years working in global brand management in the tech industry where he learned industry leading marketing, branding, and sales skills he leverages now as a successful multifamily broker in Sacramento. In the last two and half years, Phil has successfully closed 25 multifamily transactions in the Sacramento Region, where he represented both Buyers and Sellers and has set numerous trend-setting comps during that time. Phil has earned his undergraduate and graduate degrees from the Universe of San Francisco where he studied communications and business. Outside of work, Phil enjoys fishing, barbecuing, and spending time with his ever-growing family.
Brian Nelson (DRE# 01419860) is an accomplished real estate professional with both local and national experience in the acquisitions and dispositions of (multi-tenant and single-tenant opportunities), property management, and strategic planning. Brian has an unparalleled track record in improving clients’ return on investment. He has successfully completed $180+ million in small to medium commercial and apartment transactions throughout Southern California.
In 2007, Brian entered into a partnership with Kevin Hemstreet and founded South Coast Commercial, Inc. Within only 2 years South Coast Commercial, Inc currently holds over 23% of San Diego’s current multifamily listing inventory, and manages over 80+ apartment communities managed within San Diego. Brian also sits on the Board of Directors of the Commercial Realtor Alliance of San Diego (CRA_SD), a division of San Diego Association of Realtors (SDAR).
Brian is a proud father to two beautiful kids named Kyndal and Caden and happily married to Lani Nelson. Together they live in South Clairemont, where they enjoy participating in local community events. The family likes to partake in hobbies such as boating, water sports, hiking, camping, and traveling.

Joe Ramos (DRE# 01496498) is an accomplished Real Estate professional with over 12 years of brokerage and investment experience. Mr. Ramos is a graduate of San Diego State University with degrees in both Real Estate Finance and Communication. He furthered his real estate investment analysis skills by completing the full compliment of the well acclaimed Certified Commercial Investment Management curriculum.
Mr. Ramos began his real estate career in 2003 as an analyst with Apartment Consultants Inc. headquartered in San Diego, CA . That same year he received his real estate license and transitioned into full agency. In 2008 Mr. Ramos moved his license to affiliate with South Coast Commercial in San Diego and worked there through 2013. While there, he honed his skills a top producer, negotiator, and deal maker. In 2014 he moved to Walnut Creek, CA to take on greater professional challenges and start a family. In 2015 he partnered with Brian Nelson and Kevin Hemstreet to create ‘North Coast Commercial, Inc., which focus is centered on investment analysis and brokerage of multi-family properties throughout Northern California.
Over the past seven (7) years Mr. Ramos has participated in over $175,000,000 in real estate transactions. He has syndicated the acquisition of over twenty (20) multi-family properties and has been responsible for the management, reposition, and disposition of those assets though renovation, creation and achievement of sound budgeting, and good operational management. In doing so he has developed expertise for improving curb appeal, durable stability, operational profitability, and market value.
In, summary, Mr. Ramos has successfully represented clients and partners in the acquisition and disposition, of hotels/motels, single tenant NNN, restaurants, office parks. Particular focus in multi-family assets includes property management. Tim Swanston (DRE# 01887506) brings 10 years of multi family experience focusing exclusively on the disposition and acquisition of multifamily assets located in Northern California. He has been involved in over 100 transactions and Sold over $250 million in multi family assets.
Mr. Swanston is from one of the original Sacramento pioneer families and is a 5th generation Sacramentean. He graduated from Jesuit High School in 2001.
He currently resides in Sierra Oaks and has 3 children. He enjoys hunting, running, and playing tennis. He is an avid sports fan who closely follows all Northern California sports teams.
